Junior Construction Manager

Job Description: 

  • Snagging and De-Snagging
  • Conduct thorough inspections of homes to identify defects, incomplete work, or areas requiring attention prior to handover to the client.
  • Create detailed snag lists using Onsite eSnagging software, outlining all issues to be addressed, and ensure that all items are rectified by contractors in a timeously manner.
  • Review completed snagging work and ensure that any de-snagging is done to a high standard before the home is handed over to the client.
  • Construction Coordination
  • Assist in the overall coordination of construction activities across the development, ensuring that the construction schedule is adhered to.
  • Liaise between the contractors and the team to ensure that construction processes align with project goals and timelines.
  • Monitor and report on the status of construction activities, particularly as they relate to the completion of homes.
  • Assist with ensuring that construction practices comply with building regulations, quality standards, and health and safety requirements.
  • Contractor and Subcontractor Oversight
  • Ensure that all work carried out by contractors is done to the agreed-upon quality standards, timelines, and specifications.
  • Work with the construction team to resolve any contractor-related issues, ensuring that contractors complete all snagging work to standards.
  • Liaise with contractors to ensure that they are aware of expectations and deadlines for rectifying snagging issues.
  • Monitor contractor performance to ensure alignment with project expectations and industry best practices.
  • Quality Control and Compliance
  • Ensure that all completed homes meet high standards of quality, functionality, and aesthetic appeal.
  • Conduct regular quality checks throughout the snagging and de-snagging process.
  • Ensure compliance with all relevant building codes, regulations, and standards.
  • Maintain detailed records of inspections, snags, and corrections to ensure that all information is properly documented.
  • Collaboration and Communication
  • Maintain close communication with the development team, project managers, and contractors to ensure alignment on project progress and priorities.
  • Provide regular updates on the status of snagging activities and any other issues that may affect the completion of homes.
  • Act as the point of contact between the development team and contractors for all matters relating to snagging and de-snagging.
  • Client Handover Support
  • Assist the project team in preparing homes for handover to buyers, ensuring that all defects and snags are fully resolved before final inspection.
  • Collaborate with the team to ensure the smooth transition of completed homes from construction to final preparation for client occupancy.
  • Provide feedback on common issues encountered during snagging to help improve future construction processes.

Qualifications: 

  • A degree or diploma in Construction Management or a related field.
  • At least 3-5 years of hands-on experience in residential construction, with a strong focus on quality control and snagging/de-snagging processes.
  • Proven experience in working on residential construction projects, with a thorough understanding of construction practices and techniques.
  • Experience working on high-end residential or mixed-use developments is a plus.
